Phase 1
Requirements survey, design brief and space planning
- Identify your current and future needs through an initial meeting.
- Briefing with key members of your company to ensure all areas are covered.
- Drafting of initial layout options.
- Preparation of 3D visuals for easy understanding of the concept design.
- Revision of layout with client approval.
Phase 2
Design, documentation and costing
- Preparation of all CAD plans, including existing conditions, demolition, propose layouts, fire services, mechanical, electrical, IT and ceiling plans.
- Development of detailed joinery drawings, finishes schedules, mood boards and furniture assessments.
- Costing of all works and preparation of workflow diagrams and timelines that include critical path analysis and project programme charts, to ensure the rapid completion of works.
- Fixed price agreement with InWerks.
- Obtain all necessary permits and approvals from local authorities and building owners to start works.
Phase 3
Build
- Identification and ordering of long lead time items: furniture, joinery, signage, etc…
- Site induction to all subcontractors
- Daily site supervision
- Provide up to date reports to key personnel of the status of works
- Real time turnaround for client requested variations
- Site inspections to correct any defects
Phase 4
Handover - final detailing
- Obtain all necessary certificates for occupation
- Formal handover of premise
